You order the land register extract from the competent municipal land registry office. In many cantons this is also possible online. Cost: CHF 20–50.

What are servitudes and why are they important?

Servitudes are rights of third parties registered in the land register over your property, e.g. rights of way, utility rights or building restrictions. They can significantly limit use and remain binding after the purchase.

Can I carry out due diligence myself?

You can carry out basic checks yourself. In more complex cases – such as condominium ownership with special rules or commercial use – a specialised real estate lawyer is recommended.
