A rule of thumb is: 1% of the purchase price per year for ancillary costs and maintenance. In addition to the mortgage, there are ongoing operating costs (heating, electricity, water, wastewater, caretaker) and maintenance costs (servicing, repairs, renovation). In addition, there are building insurance, liability insurance, cantonal property tax and – for condominium ownership – administration fees and contributions to the renewal fund.
For an average detached house in the canton of Zürich, ancillary costs are between 1.0 and 1.5% of the purchase price per year. For a property costing CHF 1.5 million, this corresponds to around CHF 15'000 to 22'500 annually, plus heating costs of CHF 1'500 to 3'500 depending on the energy source and the condition of the building.
