The violin plot shows the distribution of building-land prices across all 160 municipalities, grouped by the 12 districts of Canton Zurich. The width of each “violin” shows how many municipalities fall into a price range. Important: these are modelled CHF/m² median estimates per municipality (2025), not recorded transaction prices — they serve regional comparison, not the valuation of a single plot.
The Zurich district shows a broad, right-skewed distribution with municipalities well above CHF 4,000/m², while rural districts such as Andelfingen or Affoltern have a narrower price range. Districts like Meilen and Horgen are heterogeneous: many mid-priced municipalities plus a few hotspots.
The values are modelled median building-land prices per municipality (2025), aggregated to district level and shown as a kernel density estimate (KDE). The white box marks the interquartile range (Q1–Q3), the dot the median. A concrete plot valuation requires a local estimate.
